Under 20% down requires CMHC insurance: 4.0% of the loan (5–9.99% down), 3.1% (10–14.99%) or 2.8% (15–19.99%), rolled into the mortgage. The federal stress test makes you qualify at the higher of your rate + 2% or the 5.25% minimum qualifying rate. Minimum down: 5% on the first $500K, 10% on the portion above. Estimates only.
